Central Florida FAQs
Many Florida communities have a design review board or ARB. How does that work?
Many planned communities in Central Florida have an Architectural Review Board (ARB) or design review process. It’s there to keep homes consistent with the community’s guidelines. Before construction, plans are typically submitted to the community for review, and sometimes there are revisions. Our team coordinates the submission with you and your designer and keeps you informed along the way. Approval timing depends on each community’s own process, so we’ll share what we know as we go rather than promise a date.
Who handles permits?
Our team coordinates the permitting process with the local building department as part of your project, working alongside your design team. Requirements vary by county and city, so we’ll walk you through what applies to your property and keep you updated as the application moves forward. Our Permits team leads this work.
How do selections work?
Selections are the fun part: choosing finishes such as flooring, tile, cabinetry, fixtures, and colours. We schedule selections meetings with you and our Designer and share a clear list of what’s needed and when, so decisions are made in good time for ordering. If you’re unsure about something, we’re happy to set up a call or a showroom visit. If a choice affects cost, our team reviews that with you separately before anything moves forward.
Will I get to walk through my home during construction?
Yes. Along the way there are planned walkthroughs, including a walkthrough before the walls are closed in and a pre-closing walkthrough near the end. These are your chance to see the work up close, ask questions, and confirm details with your Superintendent. If you can’t be there in person, we’ll talk with you about options.
How will I know what’s happening on my build?
You’ll get a regular written update from our team (typically weekly) with progress, photos, decisions we need from you, and what’s coming up next. Upcoming milestones are shown as targets based on the current schedule, because weather, inspections, and supplier timing can shift things. If anything moves, we’ll let you know.
What about hurricanes and summer storms?
Weather is part of building in Central Florida, and we plan for it. When severe weather is forecast, our site teams take steps to secure the job site, such as securing materials and loose items and protecting work in progress where practical. Afterward, we inspect the site and let you know how things look and whether the schedule is affected. We can’t control the weather or guarantee there won’t be impacts, but we’ll keep you informed and handle things carefully.
I don’t live in Florida full-time. Can I build while living out of state or in Canada?
Absolutely. Many people plan their Central Florida home from a distance. Our regular written updates, photos, and scheduled calls are designed to keep you close to the project wherever you are. We’ll agree on your preferred way to stay in touch, help plan your visits around key moments like selections and walkthroughs, and make sure you always know who to contact.
What happens at closeout and key handoff?
As your home nears completion, we do a pre-closing walkthrough with you, then put together a closeout package with your home’s warranty information, manuals, finish selections, and other important records. At the key handoff meeting we go through the package with you, hand over keys and access, and explain how to reach us if you need anything. We’ll also check in with you after you’ve settled in.
